Welcome

A chance for two to stay in a luxurious and unique grade two star listed building in the picturesque market town of Ashbourne on the edge of the Derbyshire Peak District.

We thought No. 46 looked great on the website – an ideal place for our honeymoon. No. 46 is even better than we could have imagined. Clive and Mari you have done an amazing job with this cottage – your attention to detail from our arrival through to your suggestions and tips were amazing. Our stay here has been a fabulous few days of fun and relaxation. We look forward to returning and will recommend to family and friends. Thank you very much for a great stay!.

Built from local sandstone in 1669 with oak beams, 46 Church Street is the middle cottage and 42 Church Street is the end of the three ‘Pegges Almshouses’. Seventeenth Century architecture meets twentieth century interior design and twenty first century technology. Each cottage was once two cottages and now each one of the buildings has the novelty of two front doors, the first to a modern kitchen, dining room and the second to a spacious lounge and secluded outdoor dining area for two. Just minutes’ walk from the centre of town, restaurants, supermarkets, shops and bars and access to the Tissington Trail cycle and walking path. Within thirty minutes by car to some of the UK’s most visited attractions including Dovedale, Chatsworth House, Haddon Hall, Sudbury Hall, Matlock Bath, Crich Tramway Museum and Alton Towers.

The open plan ground floor interior includes a modern kitchen with four seat dining table and four chairs, electric oven and induction hob, extraction fan, microwave, dish washer, fridge with freezer compartment, Illy espresso coffee machine with pods, dualit kettle and toaster, Sophie Conran tableware. Adjoining Bathroom with walk in power/rain shower, basin, WC, heated mirror and heated towel rail. A utility cupboard houses a washing machine, Iron, ironingboard, drying wrack and cordless Dyson Vacuum cleaner. The spacious lounge includes a three seat leather Morganson sofa and a reclining three seat sofa, coffee and side table and a large Jotul 5W woodburning stove with wall mounted woodstore to compliment the gas central heating throughout. Lighting is configurable for all tastes both bright and mood with reading lamps in all rooms. Lounge entertainment includes a wall mounted Sony Bravia 43” 4K HDR TV with sound bar and bass box, Sky Q 4K/HDR with Airplay and Netflix 4K HDR. Fibre broadband in all rooms and garden. History

Pegge’s Almshouses (grade two star listed building) originally consisted of six cottages, now three. “Let him who has pity on the poor be rewarded by the Lord. Christopher Pegg Esq of Inner Temple, a pious young man, built this house and on his death bequeathed an estate to yield £44 annually, and in his will charged the Governer of the Free School to support from this fund six townspeople in this house, to augment the wages of the Schoolmasterand his assistant and to alleviate any other needs”.

The picture above was taken in 1893 and clearly shows the rain water butts/barrels, the young hollybush and cobbled street along with the paddock beyond.

Location

Ashbourne is the southern gateway to the Peak District National Park and lies on the boundary of the Old Red Sandstone of southern Derbyshire and the Limestone which surrounds Dovedale and the White Peak. Although the town lies a short distance away from the River Dove it commands the approach to Dovedale. It is a colourful and historic town, already a Royal Borough by the time of the Domesday survey. Church Street, which leads out west from the town centre, has many fine buildings including of course St Oswald’s church, the former Queen Elizabeth’s Grammar School (founded 1585), Owfield’s Almshouses (1614-30) and The town can also boast of visits by Charles I and Bonny Prince Charlie, who stayed here on his march south to Derby in 1745.

Probably the most famous feature of Ashbourne is its Shrove-Tide football match – an annual game of ‘traditional’ football, played between the ‘Uppards’ and ‘Downards’ with a leather ball stuffed with sawdust. The only rule is that the ball has to be grounded at either of the two goals, which are 3 miles apart along the valley where Ashbourne lies. Play starts at 2pm and continues until 10pm unless a goal is scored after 5pm. There are hundreds of participants and to describe it as rough would be an understatement – it is a moving brawl which continues through the roads of the town, across fields and even along the bed of the local stream.

The Tissington Trail can be reached from the Ashbourne Leasure Centre car park within 50 metres of the cottage. It runs along a 13 mile route from Ashbourne to Parsley Hay at which point it joins up with the High Peak Trail, which runs from High Peak Junction to Dowlow near to Buxton. Surrounded by beautiful countryside the traffic-free trail is ideal for horse riders, cyclists, naturalists and walkers. It is suitable for wheel chairs and pushchairs along the flat sections. The Trail is mostly flat, once you have passed the relatively steep incline at Mapleton, near the southern end of the trail. The trail is well surfaced and there is a car park and a seasonal cycle hire centre at Mapleton Lane, which lies just to the north of Ashbourne. It passes very close to Dovedale, Tissington, Hartington and other attractive places, so it is easy to devise an enjoyable tour.

No.46 was the perfect getaway for us and an amazing place to see in the New Year. The Almshouse is better than we imagined and Clive and Mari were amazing from the pre-booking suggestions for exploring and greeting us on arrival, plus the recommendation of The Greenman pub and restaurant. Attention to detail here is second to none and all the little touches made our stay even more enjoyable, we hardly ever wanted to leave. Clive and Mari really go the extra mile to make you feel safe and at home here, thankyou! We hope to be lucky enough to return to this beautiful property soon!

Clive and Mari have created somethingvery special here and we will most certainly be back! The cottage has everything and we mean everything, you could possibly need, Clive nad Mari have thought of everything and go out of their way to add little touches around the place that give it a really special feeling throughout. Our second visit – this time for a whole week; As ever Clive and Mari are so welcoming – the perfect hosts. With days spent exploring the area – there is so much to see and do, it was a joy to come back, light a fire and cosy up and relax in comfort. It’s been a wonderful relaxing week – just what we needed. Thankyou for creating such a unique experience!

Thank you so very much for allowing us to stay in your beautiful cottage. We have had a fabulous time and cannot speak highly enough of our stay. Great hosts too – going out of your way to provide recommendations of local sights and places to eat and drink. We will be taking a few of your interior design ideas back to our own house with us! All the very best Clive and Mari – and thanks once again.

I was looking for a perfect weekend retreat and I found it at 46 Church Street. Clive and Mari have been kindness itself, so warm and welcoming. It has been a delight to stay in their unique Alms House with its history and beautiful stylish interiors. To enjoy the state-of-the-art coffee machine etc., was so good and all the eco friendly products added to the enjoyment. A big thank you. It was a joy to stay here. A real treat!

Paul and Pete / London / 26 September 2021

46 Church Street is by far the best holiday let we have ever had. The cottage is equipped, furnished and decorated to an exceptional standard by hosts with evident great taste who could not be more welcoming. It was our first time in the Peak District and No. 46 makes us want to return.

Ian and Sarah / South Wales / 15 September 2021

46 Church Street is an exceptionally beautiful property. The attention to detail makes you feel right at home and everything feels very luxurious and welcoming. The goodies provided like coffee and toiletries are a fabulous touch! Clive and Mari are such wonderful hosts, you can see the love and attention they have poured into the place and they had so many recommendations for things to do in the area! We will definitely be coming back and we will recommend to our friends and family.

Laura and Russell / Wellingborough / 19-22 August 2021

Such a lovely warm welcome, nothing was too much trouble. We had a wonderful weekend – a visit from our granddaughter Ivy and a WHAT service to welcome her within easy reach. Lovely meals locally and helpful, friendly people from Ashbourne and Derbyshire. Always ready with recommendations and directions for us southerners! Lovely Tissington and high peaks. We’ll be back.

Thank you Mari & Clive for the perfect stay, from the wonderful recommendations you made to the tiniest details that made us feel so well looked after. (We still can’t get over the lavender in the loo roll!). Highlights of our time spent here were cycling up the Tissington Trail to the Royal Oak at Hurdlow for a very leisurely lunch. Electric bikes highly recommended especially during a rainstorm! We also really enjoyed a picnic and a paddle at Three Shires Head followed by a quick drink at the Cat & Fiddle distillery. We got a tandem cycle to Tissington Village before heading home though we wish we were returning to the comfort and luxury of No. 46 instead. We will be telling everyone about this gorgeous cottage and it’s kind and generous hosts!

Bethan and Luke / North Wales / 29 July 2021

A very big thanks to Clive and Mari for such a warm welcome and providing the various recommendations! Whilst we appeared to stay during the heatwave that did not stop us! What you have done with the cottage is amazing and can clearly see all the thought and effort you have put in to make such a place!

Ben and Louise / Leeds / 19-21 July 2021

46 Church Street – wow! Everything we needed was here. Had a super break. Can recommended bike hire and Tissington Trail, brunch at Jack Rabbits, great experience tasting menu at The Lighthouse, walk from Ilam Park up Thorpe Cloud and Dovedale Stepping Stones. Clive a great (and rightly proud) host. Thanks for everything.

Ceri and Dave / Hertfordshire / 15 July 2021

What a find! We absolutely loved it here; Clive and Mari thank you for being so welcoming (+ Rascal too – lovely to watch the England win with him!). No. 46 is a wonderful combination of ‘ancient and modern’, really thoughtful touches to make a stay here so very comfortable. We had just one problem… we should have booked a longer stay! We’ll definitely be back and for longer next time! Thanks again.

Suzanne and James / Marcham / 2-5 July 2021

Thank you Clive & Mari! We have loved our stay at No. 46. The cottage was delightful in every aspect, both in design and comfort. It is a unique blend of style and history. We had a relaxing mother and daughter break – visiting Chatsworth, walking in Dovedale and a lazy lunch at The Duncombe Arms, Ellastone. Thank you for the bubbly and Bee Kind goodies. Much more to explore in the Peak District and we will be back. Thanks again.

Val and Rosie Parkinson / Cumbria / 24 June 2021

What a fantastic stay, wonderful cottage and hosts – a real treat – I will be back. Your attention to detail and thoughtfulness is second to none!

Nicky / Bishop’s Stortford / 18 June 2021

Absolutely one of a kind. 46 Church Street looks fantastic from the pictures but even Clive’s incredible work doesn’t do justice to the atmosphere and home they have created. The quality and attention to detail are second to none in a cottage that makes you feel instantly relaxed and at home. Clive and Mari are wonderful hosts (thank you for the garden chats) with plenty of local tips to enjoy. We leave happy, ready to face the world once more and with our bellies dreaming of Ashbourne Bakehouse bread and Greenman’s lemon tart! Can’t wait to come back. Thank you.

Alice and Adam / Sussex / 27-30 May 2021

The contrast between the 17th Century exterior and the 21st interior was striking: so comfortable and well equipped, and so convenient for all the facilities of Ashbourne. A great place for a weekend break. Will recommend to our friends.

Chris and Jackie / Sheffield / 21-24 May 2021

What a gem 46 Church Street is! 17th Century meets 21st Century. We have had a brilliant stay. Clive and Mari are wonderful hosts and have made us feel right at home. We recommend a meal at The Greenman, a trip to Chatsworth House and a day out to Buxton. There is so much to do so we will definitely be back and recommending our friends. Thanks for a great stay.

Jared and Kate / The Wirral / May Half Term 2021

What a wonderful break! Fantastic location and every possible need catered for. Clive and Mari were fabulous hosts, a lovely warm welcome. We enjoyed and would recommend paddle boarding at Carsington Water and the bike ride to Parsley Hay. We also enjoyed a wonderful meal at The Greenman in town. We are looking forward to returning as much more to enjoy!

Sally / Manchester / May Bank Holiday 2021

What a brilliant little gem this cottage is. Stylish with every comfort. We’ve had a lovely 3 days and will be extolling its virtues to all our friends. Many thanks Clive and Mari for your helpful advice.

Sylvia and Stephen / North Yorkshire / 22-25 April 2021

What a fabulous little bolt hole! Welcome from Clive and Mari was exceptional. Highly recommend The Greenman for a meal and a bike ride along the Tissington Trail. We will be back!

Mike and Sarah / Cheshire / 16-19 April 2021

Great cottage and lovely place. Very comfortable with great facilities. Mixed a holiday with working from home. The Covid lockdown didn’t spoil our trip at all. House of Beer recommended as is The Greenman and Artisan. Would definitely recommend to friends. Thank you!

Steve and Ros / London / 24 October-7 November

Quality, quality, quality. What a wonderful accommodation and facilities. We felt at home straight away. From the kitchen to the bedroom the interior is superb. Mari and Clive are on hand to help but not intrusive. Not only is No. 46 a fantastic accommodation the location is also great with lots to do on your doorstep. We have had a wonderful time and will certainly recommend No. 46 to our friends. Thanks again!

Kate and Den / Devizes / 24 September 2020

Expectations exceeded! On arrival excellent presentation throughout. Facilities fantastic… in particular coffee machine, dishwasher and TV were very useful. Other touches that were nice to see were eco-friendly products (hand soap, dishwasher tablets etc). We truly have had a wonderful stay and we will be writing a review online to reflect the memorable time we had at 46 Church Street. One final thanks for the lovely card and bubbles on my birthday, it was a lovely surprise!

Julia and Ed / Kent / 11 September 2020

We had a fantastic stay at 46 Church Street in January 2020. If you want to stay in a unique, quirky and cosy Almshouse this is the place for you! Clive and Mari had thought of comfort in a contemporary way which stylishly complimented the charming and historic setting. It is in a good location in the centre of Ashbourne and within easy driving distance of fabulous walks in the Peak District.
