Built from local sandstone in 1669 with oak beams, 46 Church Street is the middle cottage and 42 Church Street is the end of the three ‘Pegges Almshouses’. Seventeenth Century architecture meets twentieth century interior design and twenty first century technology. Each cottage was once two cottages and now each one of the buildings has the novelty of two front doors, the first to a modern kitchen, dining room and the second to a spacious lounge and secluded outdoor dining area for two. Just minutes’ walk from the centre of town, restaurants, supermarkets, shops and bars and access to the Tissington Trail cycle and walking path. Within thirty minutes by car to some of the UK’s most visited attractions including Dovedale, Chatsworth House, Haddon Hall, Sudbury Hall, Matlock Bath, Crich Tramway Museum and Alton Towers.

The open plan ground floor interior includes a modern kitchen with four seat dining table and four chairs, electric oven and induction hob, extraction fan, microwave, dish washer, fridge with freezer compartment, Illy espresso coffee machine with pods, dualit kettle and toaster, Sophie Conran tableware. Adjoining Bathroom with walk in power/rain shower, basin, WC, heated mirror and heated towel rail. A utility cupboard houses a washing machine, Iron, ironingboard, drying wrack and cordless Dyson Vacuum cleaner. The spacious lounge includes a three seat leather Morganson sofa and a reclining three seat sofa, coffee and side table and a large Jotul 5W woodburning stove with wall mounted woodstore to compliment the gas central heating throughout. Lighting is configurable for all tastes both bright and mood with reading lamps in all rooms. Lounge entertainment includes a wall mounted Sony Bravia 43” 4K HDR TV with sound bar and bass box, Sky Q 4K/HDR with Airplay and Netflix 4K HDR. Fibre broadband in all rooms and garden. Upstairs consists of a spacious bright study with tempered glass table and comfortable Vitra office chair, three seat sofa, coffee table and storage cupbard/wardrobe. The bedroom is accessed through a quirky triangular wooden door (not suitable for those with limited mobility) with Simba king size bed and mattress, samba coolmax pillows, Egyptian cotton sheets, towels and robes provided, Kartell ghost chairs and dressing table, wall mounted 32” Sony Bravia HD TV, Sky Q, Airplay and Netflix. A stone outbuilding has additional storage for bikes and outdoor gear. A parking space is available 150 yards from the cottage, additional public parking is available within a two minute walk. Sorry no pets and no smoking.

History

Pegge’s Almshouses (grade two star listed building) originally consisted of six cottages, now three. “Let him who has pity on the poor be rewarded by the Lord. Christopher Pegg Esq of Inner Temple, a pious young man, built this house and on his death bequeathed an estate to yield £44 annually, and in his will charged the Governer of the Free School to support from this fund six townspeople in this house, to augment the wages of the Schoolmasterand his assistant and to alleviate any other needs”.

The picture above was taken in 1893 and clearly shows the rain water butts/barrels, the young hollybush and cobbled street along with the paddock beyond.

Location

Ashbourne is the southern gateway to the Peak District National Park and lies on the boundary of the Old Red Sandstone of southern Derbyshire and the Limestone which surrounds Dovedale and the White Peak. Although the town lies a short distance away from the River Dove it commands the approach to Dovedale. It is a colourful and historic town, already a Royal Borough by the time of the Domesday survey. Church Street, which leads out west from the town centre, has many fine buildings including of course St Oswald’s church, the former Queen Elizabeth’s Grammar School (founded 1585), Owfield’s Almshouses (1614-30) and The town can also boast of visits by Charles I and Bonny Prince Charlie, who stayed here on his march south to Derby in 1745.


Probably the most famous feature of Ashbourne is its Shrove-Tide football match – an annual game of ‘traditional’ football, played between the ‘Uppards’ and ‘Downards’ with a leather ball stuffed with sawdust. The only rule is that the ball has to be grounded at either of the two goals, which are 3 miles apart along the valley where Ashbourne lies. Play starts at 2pm and continues until 10pm unless a goal is scored after 5pm. There are hundreds of participants and to describe it as rough would be an understatement – it is a moving brawl which continues through the roads of the town, across fields and even along the bed of the local stream.


The Tissington Trail can be reached from the Ashbourne Leasure Centre car park within 50 metres of the cottage. It runs along a 13 mile route from Ashbourne to Parsley Hay at which point it joins up with the High Peak Trail, which runs from High Peak Junction to Dowlow near to Buxton. Surrounded by beautiful countryside the traffic-free trail is ideal for horse riders, cyclists, naturalists and walkers. It is suitable for wheel chairs and pushchairs along the flat sections. The Trail is mostly flat, once you have passed the relatively steep incline at Mapleton, near the southern end of the trail. The trail is well surfaced and there is a car park and a seasonal cycle hire centre at Mapleton Lane, which lies just to the north of Ashbourne. It passes very close to Dovedale, Tissington, Hartington and other attractive places, so it is easy to devise an enjoyable tour.

No.46 was the perfect getaway for us and an amazing place to see in the New Year. The Almshouse is better than we imagined and Clive and Mari were amazing from the pre-booking suggestions for exploring and greeting us on arrival, plus the recommendation of The Greenman pub and restaurant. Attention to detail here is second to none and all the little touches made our stay even more enjoyable, we hardly ever wanted to leave. Thank you Mari & Clive for the perfect stay, from the wonderful recommendations you made to the tiniest details that made us feel so well looked after. (We still can’t get over the lavender in the loo roll!). Highlights of our time spent here were cycling up the Tissington Trail to the Royal Oak at Hurdlow for a very leisurely lunch. Electric bikes highly recommended especially during a rainstorm! We also really enjoyed a picnic and a paddle at Three Shires Head followed by a quick drink at the Cat & Fiddle distillery. We got a tandem cycle to Tissington Village before heading home though we wish we were returning to the comfort and luxury of No. 46 instead. We will be telling everyone about this gorgeous cottage and it’s kind and generous hosts!

Expectations exceeded! On arrival excellent presentation throughout. Facilities fantastic… in particular coffee machine, dishwasher and TV were very useful. Clive and Mari had thought of comfort in a contemporary way which stylishly complimented the charming and historic setting. It is in a good location in the centre of Ashbourne and within easy driving distance of fabulous walks in the Peak District.
